No water or no hot water in London
No water or no hot water
If you have no water, check whether neighbours are affected and look at Thames Water's online problem map. If the street has water and you do not, check your stop tap is open and, in a block, ask about the building's pump or tank. For no hot water, check the boiler or immersion, then call a plumber.

Step by step
What happens from the first message to the written note at the end.
- 1
Rule out a Thames Water problem
We check whether there is a known outage or burst main near you. If there is, there is nothing to repair on your side yet.
- 2
Check your valves
A stop tap or isolation valve left half shut after work, or one that has failed inside, is a common cause.
- 3
Check the building's system
In blocks, a booster pump, tank or communal hot water plant may have failed. We tell you if it is the managing agent's to fix.
- 4
Find the hot water fault
On cylinders we check the immersion, thermostat and valves. On combis, we look at pressure and water side faults. Any gas work is for a Gas Safe registered engineer.
No water at all: street, building or flat
Start wide. If neighbours on the street also have no water, it is probably a Thames Water burst or works, and you can check Thames Water's online list of problems in your area or call its customer care team on 0800 316 9800. If your neighbours have water and you do not, the problem is on your side.
In a converted house, check the outside stop tap and any communal valve have not been turned off by another flat. In a block, ask whether other flats on your floor are affected. Many London blocks use a pump or roof tank to push water to upper floors, and when that fails the top flats lose water first. That is the building's system and the managing agent's to fix.
After a burst main
Thames Water says pressure can take several hours to come back after an incident, longer at the top of a hill. The water may splutter at first and should clear if you run the tap for a couple of minutes. If the neighbours' water is back and yours is not, it may be an airlock, and Thames Water asks you to call it so a technician can attend.
Brown or orange water after a burst is usually disturbed deposits. If neighbours have it too, tell Thames Water. If only you do, it may be your own pipework.
No hot water
If the heating works but the hot taps run cold, the cause depends on your system. With a combi boiler, low pressure or a fault on the hot water side is common, and limescale from London's hard water can clog the part that heats the water. With a hot water cylinder, a failed immersion heater, thermostat or valve is more likely.
Plumbers can deal with the water side: valves, cylinders, immersion heaters and pressure. Any work on a gas boiler itself must be done by a Gas Safe registered engineer. Ask to see their ID card and check it on the Gas Safe Register. In mansion blocks with communal hot water, the plant room is the building's, so the managing agent is your first call.
Low pressure, renting and your rights
Under the Guaranteed Standards Scheme, Citizens Advice says water companies in England should usually supply at a minimum pressure of seven metres static head, with a payment if it falls below that for an hour or more on two occasions in 28 days. Low pressure can also be caused by your own pipework, such as an old lead or narrow supply pipe, which is your cost to fix.
If you rent, your landlord must keep the installations for water and heating water in repair under section 11 of the Landlord and Tenant Act 1985, so report it to them in writing. If you are a leaseholder in a block with a communal system, the freeholder is usually responsible for plant that serves more than one flat. Either way, a short note from a plumber saying where the fault is helps get it fixed by the right person.

What affects the price

Asked questions
How do I check if Thames Water has a problem in my area?
Use the view and report problems page on Thames Water's website, or call customer care on 0800 316 9800.
Why do the top flats lose water first?
Upper floors often rely on a booster pump or tank. If it fails, or mains pressure drops, the top of the building runs out first. Tell the managing agent.
Can a plumber fix my combi boiler?
A plumber can deal with water side faults. Work on the gas side of a boiler must be done by a Gas Safe registered engineer.
Do I get compensation for no water?
You may. Water companies follow the Guaranteed Standards Scheme, and Thames Water says it credits eligible household customers automatically under its Customer Guarantee Scheme.
