Frozen pipes in London

Frozen pipes in London

If your pipes are frozen, turn off the stop tap, open the taps so water can escape as it thaws, and warm the pipe gently with a hot water bottle or warm towels. Never use a naked flame. When it thaws, check for leaks before turning the water back on. If a pipe has split, call a plumber.

Right now

What is happening right now?

You need this when

If any of these is happening now, turn the water off at the stop tap first.

Frozen pipes

  • Taps slow to a trickle or stop during a cold snap
  • Frost or ice visible on a pipe
  • The toilet cistern will not refill
  • The boiler shows a fault and its outside condensate pipe is frozen
  • Water appears as the weather warms up

Step by step

What happens from the first message to the written note at the end.

  1. 1

    Find the frozen section

Usually a pipe in a loft, under a suspended floor, on an outside wall or to an outside tap. We check along the run.

  2. 2

    Thaw it safely

Gentle heat along the pipe, working from the tap end back, with the stop tap off and a tap open.

  3. 3

    Check for splits

Frozen water expands. We check the thawed section for cracks and leaking joints before the water goes back on.

  4. 4

    Repair and lag

Split pipe is cut out and replaced. Exposed runs are lagged and any outside tap is isolated for winter.

Why London pipes freeze

London is milder than most of the UK, so many homes are not prepared when a cold snap arrives. Pipes in unheated lofts, under suspended timber floors with airbricks, in cupboards on outside walls and to outside taps are the most exposed. Empty flats are a big risk over Christmas or between tenancies, because the heating is off for days.

In January 2026 Thames Water said it was doing over 100 repairs a day linked to the cold weather. It warned that leaks often appear during the thaw, when water finds its way through any damage, and that pipes to outside taps, in lofts, garages and utility rooms, or along cold outside walls are particularly vulnerable.

Thawing a frozen pipe safely

Thames Water's steps are simple. Turn off the stop valve by turning it clockwise. Open the taps so water can escape when the pipe thaws. Take off any lagging and move anything you want to keep dry. Warm the pipe slowly with a wrapped hot water bottle or warm towels.

Do not use a blowtorch, heat gun or any naked flame. In old London houses the pipes are often near timber floors and lath walls, and a flame can start a fire inside a void you cannot see. When the pipe has thawed, run a dry cloth along it. If it gets wet, there is a leak, so leave the water off and call a plumber.

Condensing boiler pipes

Modern condensing boilers have a small plastic condensate pipe that often runs outside. When it freezes, the boiler can lock out. Pouring warm, not boiling, water over the outside section can thaw it. If the boiler still will not restart, or you need anything done on the boiler itself, that is a job for a Gas Safe registered engineer.

Stopping it happening again

Lag pipes in lofts and on outside walls with foam insulation. Fit an isolation valve inside for any outside tap and drain it before winter. If you are going away, leave the heating on low. The Leasehold Advisory Service gives the same advice for leaseholders, because a burst in an empty flat can flood the flats below before anyone notices.

A lot of London flats sit empty for a few days at a time, between tenants, over Christmas or as short lets. That is when a frozen pipe does most damage, because the leak starts on the thaw and nobody is there to turn it off. If a flat will be empty in cold weather, leave the heating on a low setting, turn the stop tap off if the heating is not needed for anything else, and ask a neighbour or the managing agent to look in. Some home insurance policies limit cover for escape of water if a home is left unoccupied for a set number of days, so check yours.

What affects the price

Thawing an accessible pipe is quicker than reaching one under a floor or in a loft. A split pipe needs replacing. We confirm the price once we have found the frozen section.

Asked questions

Will frozen pipes thaw on their own?

Often, once the temperature rises, but the risk is that a split shows itself as a leak when nobody is watching. It is better to thaw them gently with the stop tap off.

Can I use a hairdryer on a frozen pipe?

Gentle warmth is the aim. Thames Water suggests a wrapped hot water bottle or warm towels. Never use a naked flame, and keep electrical items away from any dripping water.

Does insurance cover burst pipes from freezing?

Most home insurance covers escape of water, but some policies exclude damage if a home was left empty and unheated for a long time. Check your policy.

My boiler has stopped in the cold. Is it a frozen pipe?

It may be a frozen condensate pipe. If thawing it does not help, call a Gas Safe registered engineer for the boiler.
